1. Acceptance of terms
By accessing or using Propivo ("the Service"), you agree to be bound by these Terms of Service. If you do not agree to these terms, do not use the Service. These terms apply to all subscribers, visitors, and users of Propivo.
Propivo is operated by RCA Realty Group - Property Management Division, a licensed real estate brokerage headquartered in Pembroke Pines, Florida.
2. Description of service
Propivo is a web-based real estate investment analysis tool that provides users with data-informed estimates for rental income, market value, and exit strategy projections for residential properties in the United States. The Service includes:
- Estimated monthly rent based on comparable rental listings
- Estimated market value based on comparable sales data
- Buy & Hold, Fix & Flip, and Wholesale exit strategy calculations
- Comparable property data and interactive map
- Repair cost estimation and investment metrics
Coverage is available for residential properties across all 50 US states including single family, condo, townhouse, multi-family (2-4 units), and apartment buildings. Coverage may be limited in rural or low-activity markets.
3. Investment disclaimer — please read carefully
No guarantee of results. All estimates, projections, and calculations provided by Propivo are hypothetical and illustrative in nature. They are based on comparable market data and user-provided inputs. Past market performance is not indicative of future results.
Not financial, legal, or tax advice. Propivo does not provide personalized financial, investment, legal, or tax advice. Nothing in the Service constitutes a recommendation to buy, sell, or hold any property or investment.
User inputs affect outputs. The accuracy of all analysis results depends entirely on the inputs you provide. If your purchase price, interest rate, down payment, or repair estimates are incorrect, the output will be incorrect. Garbage in, garbage out.
Data limitations. Rent and value estimates are generated from third-party market data sources. Propivo does not guarantee the accuracy, completeness, or timeliness of this data. Estimates may vary significantly from actual market conditions depending on property condition, local market dynamics, and other factors not captured by comparable data.
Not an appraisal. No estimate provided by Propivo constitutes a licensed real estate appraisal. Always obtain a professional appraisal before making a purchase decision.
Not a solicitation. Results displayed in Propivo do not represent an offer or solicitation to buy or sell any property, security, or investment product.
Seek professional advice. Always consult a licensed financial advisor, certified public accountant, real estate attorney, and licensed appraiser before making any investment decision based on Propivo output.
4. Subscription and billing
Propivo offers two subscription plans:
- Starter — $19/month: 10 property lookups per month
- Pro — $39/month: 50 property lookups per month
All subscriptions are billed monthly on a recurring basis. Your subscription renews automatically on the same date each month (your billing anniversary date). Payments are processed securely by Stripe. Your bank or credit card statement may show the charge as RCA Realty Group.
Property lookups reset automatically on the 1st of each calendar month regardless of your billing date. Unused lookups do not roll over to the following month.
5. Cancellation policy
You may cancel your Propivo subscription at any time before your next billing date through the Stripe customer portal. To avoid being charged for the next billing period, cancel before your billing anniversary date.
Upon cancellation your access to the tool continues until the end of your current paid billing period. We do not offer prorated refunds for partial months already paid.
First month refund policy: If you are not satisfied with Propivo after your first month, contact us at [email protected] before your second billing date and we will issue a full refund of your first month's payment — no questions asked.

6. Acceptable use
You agree to use Propivo only for lawful purposes and in accordance with these Terms. You agree not to:
- Share your account access or personal tool URL with others who are not paying subscribers
- Attempt to circumvent the monthly lookup limit through technical means
- Use automated scripts or bots to access the Service
- Resell, redistribute, or sublicense access to the Service
- Use analysis results to mislead buyers, sellers, lenders, or any third party
Violation of these terms may result in immediate termination of your subscription without refund.
7. Limitation of liability
To the maximum extent permitted by applicable law, Propivo and RCA Realty Group shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from your use of or reliance on the Service, including but not limited to investment losses, lost profits, or property purchase decisions made based on Propivo output.
Your use of Propivo is at your sole risk. The Service is provided on an "as is" and "as available" basis without warranties of any kind, express or implied.
Our total liability to you for any claim arising out of or relating to these Terms or the Service shall not exceed the total amount paid by you to Propivo in the three months preceding the claim.
8. Intellectual property
All content, design, code, branding, and functionality of Propivo is the exclusive property of RCA Realty Group - Property Management Division. You may not copy, reproduce, distribute, or create derivative works from any part of the Service without express written permission.
9. Governing law
These Terms shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be resolved in the courts of Broward County, Florida.
10. Changes to these terms
We reserve the right to update these Terms of Service at any time. We will notify active subscribers of material changes via email at least 14 days before they take effect. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
